Home Information Pack

Generally speaking as from 14th December 2007 all properties in England and Wales require a Home Information Pack.

What is a Home Information Pack?

A Home Information Pack should contain:-

  • Evidence that the property belongs to you;
  • Energy Performance Certificate;
  • A description of the type of property you have;
  • Standard searches;
  • Sales Statement;

Other documents will be required if your property is leasehold.

When do I need a Home Information Pack?

You must commission a Home Information Pack before you start marketing your property.

Are there circumstances where a Home Information Pack is not required?

There are circumstances when a Home Information Pack is not required.

These include:-

  • Private sale;
  • Mixed use;
  • Holiday/seasonal accommodation

What happens if I want to take my property off the market?

If you take your property off the market and then put it back on, you can use the same Home Information Pack as long as re-marketing starts within a year of when the property was first marketed.
